Boca Raton saw slight gains in its home sales volume during the third quarter with 408 homes sold, up from just 386 during the previous quarter.

The number is also up nearly six percent year-over-year, when the town saw 395 home sales.

The median sale prices, however, dropped 4.18 percent year-over-year, to $321,000 from $335,000 last year.

Nearby Highland Beach and Deerfield Beach have experienced similar increases in residential home sales activity. Year-over-year sales in Highland Beach are up 53 percent to 52 sales this quarter. In Deerfield Beach, there were 583 sales during the third quarter, up from 411 last year.

Of the 408 homes sold in Boca Raton, 35 were foreclosures. Highland Beach saw one foreclosure in the third quarter; Deerfield Beach saw 188.

Boca Raton’s highest-priced sale in the third quarter was the $2.7 million sale of 2016 Thatch Palm Dr. on Sept. 14. The 8,597-square-foot house was built in 2004 and was sold by Johanna and Rickey Felberbaum to Alfredo and Minelle Tendler.

Other notable first quarter sales in Boca Raton include the $2.4 million sale of 1098 Marble Way and the $2.15 million sale of 5014 Blue Heron Way.

Over the past 12 months, Boca Raton's median sales price is $274,333. The median asking price of a listing is $295,990.

Of Boca Raton's 37,304 homes, 1,361 (3.65 percent) are currently listed for sale. That's higher than Highland Beach (3.48 percent) but lower than Deerfield Beach (6.70 percent).
