Home sales volume inched up in Weston during the third quarter with 330 homes sold, up from just 297 during the last quarter.

The number is also up 11 percent year-over-year, when the town saw 300 home sales.

The median sales prices, however, dropped nearly 15 percent year-over-year, to $287,333 from $338,000 last year.

Nearby Southwest Ranches and Mangonia Park have experienced similar spikes in residential home sales activity. Year-over-year sales in Southwest Ranches are up 90 percent, 19 sales this quarter versus 10 last year. In Mangonia Park, sales volume is up more than 28 percent to 116 sales, up from 90 last year.

Of the 330 homes sold in Weston in the third quarter, 80 were foreclosures. Southwest Ranches saw one foreclosure in the first quarter; Mangonia Park saw two.

Weston’s highest-priced transaction this quarter was the $1.55 million sale of 3025 Sorrel Ct. on Aug. 6. The 5,068-square-foot house was built in 1990 and was sold by Michael and Rita Stokes to Mario and Cecilia Zanotti. Other notable first quarter sales in Weston include the $1.425 million sale of 2542 Royal Palm Way and the $1.45 million sale of 3497 Derby Ln.

Over the past 12 months, Weston's median sales price is $281,916. The median asking price of a listing in Weston is $276,500.

Of Weston's 22,524 homes, 1,139 (5.06 percent) are currently listed as for sale. That's higher than Southwest Ranches (3.63 percent) and Mangonia Park (2.46 percent).
