Erika and Patrick Nolan bought a 3,064-square-foot home at 802 N. Swinton Ave. in Delray Beach from Scott and Margaret Richman for $705,000 on Dec. 4.

The Richmans paid $675,000 for the property in Dec. 2003.

The house, built in 1940, was listed for as much as $915,000.

Ms. Nolan is a co-founder and partner at N&C International Wealth Consultants, a company that focuses on international wealth plans, and the managing director at the Sovereign Society, an offshore, asset protection and international finance organization.

Prior to that, she was the director of public relations at Integrated Health Services, where she directed a change leadership initiative. She also co-authored The Offshore Advantage – The Beginner's Guide to Going Offshore.

Ms. Nolan completed her B.A. in Art History and Archeology at the University of Maryland at College Park.

Mr. Richman is an attorney with the law firm of Chapin, Ballerano & Cheslack. He has more than 15 years experience and has been specializing in domestic and international tax and estate planning, tax controversies and probate and trust administration.

He earned his B.S. in Finance from the Florida State University and his J.D. from the University of Miami School of Law, where he graduated cum laude.

There have been 946 home sales in Delray Beach in 2008, with a median sales price of $190,000.
